What are we cleaning?

FabricLux™ Steam Renewal for indoor furniture
Couches and chairs collect dust, pet dander, body oil and spills, most of it on the arms, headrests and seat cushions. FabricLux™ uses our truck-mounted system with fabric-specific cleaners and controlled heat, at the pressure fabric can take, so the piece comes out clean and damp, not soaked.
- Inspect and test.We identify the fabric, check the tag, and test our cleaner on a hidden spot before anything touches the cushions.
- Dry soil and pre-treat.Loose dust, hair and crumbs are vacuumed out first, then we pre-treat arms, headrests and seat cushions where body oil and spills sit.
- Clean and extract.The truck-mounted system rinses the fabric with controlled heat and pulls the soil and the moisture back out.
- Groom, dry and walk through.Cushions are groomed and set to dry, usually 1 to 2 hours. We walk the piece with you before we leave.

Outdoor patio furniture and cushion cleaning
Arizona patio furniture takes dust, pollen, sweat, sunscreen and monsoon moisture, and cushions start to look dingy or smell. Outdoor FabricLux™ uses a deeper rinse and extraction built for outdoor fabric, and skips the pressure washer that can tear stitching, soak foam and strip fabric coatings.
- Inspect and test.We check the fabric, stitching and foam, and point out any sun fading before we start.
- Knock out the dust and pre-treat.Loose dust and debris come off first, then we pre-treat sunscreen, body oil, pollen and spots.
- Deep rinse and extract.The truck-mounted system flushes the cushion and pulls the dirty water back out, instead of pushing it deeper into the foam.
- Dry, and protect if you want.Cushions are set out to dry. FabricGuard™ protection is optional and helps spills bead up and slows re-soiling.

LeatherLux™ for leather furniture
Leather is not cleaned like fabric. Skin oils and dust dull the finish, stiffen the hide and darken the spots you touch most. LeatherLux™ is a leather-only process using leather-specific products and no over-wetting.
- Evaluate the leather.We identify the leather type and look at wear, body-oil buildup and high-use areas.
- Remove dry soil.Grit comes off first so it is not ground into the leather while we clean.
- Clean with a pH-balanced cleaner.It breaks down body oils and residue without stripping or drying the hide.
- Detail with horsehair brushes.Seams, stitching, piping and textured grain get brushed clean.
- Condition.A conditioning finish puts the oils back so the leather stays soft and flexible.

A standard sofa typically runs $150 to $250 depending on size and fabric, before the discount. Sectionals, chairs, patio cushions and leather are quoted from a photo.

Your tech goes over any option with you before starting. The first appointment of the day arrives between 8:00 and 8:30 am; later appointments get a two-hour window, and you get a text when your tech is on the way.

How long does it take to dry?
Usually 1 to 2 hours. We use low-moisture extraction so the piece is back in service the same day.
Can you clean my leather couch?
Yes. Leather gets our LeatherLux™ process: pH-balanced cleaner, horsehair brush detailing and conditioning. LeatherGuard™ protection is optional.
Can you get pet odor out?
Most of the time. We treat urine and odor at the source and we tell you before we start whether we expect it to fully resolve, so there is no surprise charge.
Do you clean outdoor patio cushions?
Yes. Outdoor cushions get their own FabricLux™ outdoor process: a deeper rinse and extraction made for outdoor fabric, with no pressure washing. Text us a photo of the set for a price.
Is it safe for microfiber, wool, or older fabric?
We test every fabric first and adjust cleaner and pressure to match. If a piece is not a candidate for wet cleaning we tell you, not clean it anyway.
Do you clean mattresses?
Yes. Mattress cleaning is priced by size; ask when you book.
